In Denver, where flashy new apartment buildings seem to debut every week, developers are upping their game to catch the eyes of potential residents. And Greystar, the South Carolina-based developers behind the new Parq on Speer high-rise community—designed by Ziegler Cooper Architects and move-in ready this summer—is no exception.

For this 16-story Golden Triangle development—located on two acres at Speer Boulevard and Bannock Street—Greystar pulled out all the stops, designing 301 studio, one-, two-, and three-bedroom apartments, plus townhomes and penthouse suites, to feel more like high-end condos than short-term rentals. Ranging in size from 546 to 3,478 square feet, the modern residences are decked out with quartz countertops, engineered hardwood flooring, rain showers, and walk-in closets. Penthouses offer stunning mountain views, plus fireplaces, soaking tubs, and some Sub-Zero and Wolf appliances.

“These are luxury residences,” says Mai Olaussen, Greystar’s director of development. “We’re providing white-glove services to our residents, and in our penthouses you’ll see the same finishes you would find in high-end homes and condos.”

Rents, which start at $1,600 a month, also cover an impressive list of amenities, starting with lots of built-in smart-home technologies, including keyless entries, motion-sensor lights, and smart-speaker-connected lighting and window blinds. A sixth-floor outdoor pool offers mountain views, plenty of areas for entertaining, and the adjacent Aqua bar for poolside refreshments. And on the third floor, there’s a private, 3,000-square-foot dog park complete with several grills. “We put a lot of thought into showcasing this dog park,” Olaussen says. “With grilling stations and seating, we envision residents throwing a steak on the grill and hanging out while their dog socializes.”

Also included: 24-hour concierge services, valet parking, business conference rooms with teleconferencing capabilities, a guest suite for visiting family and friends, a dog-grooming spa, and a bike-repair station. A fitness center features several Peloton indoor cycles; others are available for in-home use. And, for the morning commute, there’s a TopBrewer barista system, a “smart-espresso” machine that allows residents to order a coffee via smartphone and pick it up on their way out the door.

“We’ve given a lot of thought to tailoring this for Denver,” Olaussen says of the community’s unique offerings. “We designed Parq with these amenities and features in mind from the very beginning. Everything is designed for the residents and their lifestyle.”
